Maintenance fees are only payable when Cubbi manages a particular repair issue. No maintenance fee is payable if you manage the maintenance. Learn more about Mindful Maintenance
How is it calculated: We take 5% of the invoice amount + $15 per invoice. For example if the tradesperson’s invoice was $150 the Cubbi maintenance fee would be $22.50 ($7.5 + $15).

Yes there are a couple of miscellaneous fees however they are normally fully recoverable through CubbiCover or the renter, or they are only relevant in very unique scenarios and therefore you should never need to know about them.
Miscellaneous fees:
- Change of tenant fee: $250 (recoverable from renter)
- Break lease fee: $250 (recoverable from renter)
- Tribunal preparation and attendance: $799 (recoverable through CubbiCubbi)
No. Landlord insurance fees through Cubbi is very competitive but not significantly cheaper and therefore we keep it out of the above fees in order to help you compare because 99% of agents don’t include landlord insurance in their service. Landlord insurance through Cubbi is approx $330 per year.
Yes just like any traditional property management company. If you want to learn more based on your specific scenario we suggest talking to a good accountant.
We don’t provide discounts outside of what you can see on this page but you’ll notice the higher the weekly rent amount the lower the percentage fee. Have a play around with the weekly rent and size of property and see how it effects the prices. On the other hand, if you have more than 20 properties you may be eligible for our enterprise model.
