Steps to complete

  • Download the form
  • Print multiple copies to hand out during inspections
  • Email the form to the prospective tenant if you can’t meet in person
  • Receive completed application forms and sort through them

Tips

  • Be thorough and ruthless when checking applications. It is worth taking the time to find the right tenant now than dealing with difficult tenants down the track.

The Residential Tenancy Agreement is a legally binding contract and should be signed by the tenant and landlord prior to handing over the keys.

Steps to complete

  • Download the contract
  • Complete all the sections on the computer (except for signing)
  • Add any Special Conditions directly within the document
  • Send a copy to the tenant to review and sign
  • Receive the signed lease agreement back from the tenant and sign it yourself
  • Provide a complete signed copy of the Lease Agreement back to the tenant within 14 days of the agreement being entered into.

Tips

  • If you meet with your tenant in person to sign the lease, request the tenant to sign the bond lodgement form and your completed condition report at the same time.

Renters are living in fear…at least when it comes to maintenance.

Back in February, a survey conducted by the National Association of Tenants’ Organisations, National Shelter and Choice, found that half of 1,000 renters said they’re worried that a repair request or complaint could get them blacklisted on the National Tenancy Database.

Here’s the shocking part – 14% of tenants decided not to request maintenance at all because they didn’t want to risk being charged more.
